Which is the whole of why this works, and the whole of why nobody notices — because a quote arrives per person and the comparison is never run.

What moves the crossover
- Season, more than anything. A house priced whole is discounted whole. A property out of reach in August is ordinary in a shoulder month.
- Minimum stays. Three or four nights is common; a longer minimum can make a short trip uneconomic and a long one better value.
- What is included. Vehicles and guiding usually are; park and conservancy fees usually are not; drinks vary. Compare like for like.
- The number of vehicles you need. Twelve people need two or three, and whether those are included changes a total substantially.
- Children counting as beds. Some houses count them, some do not, and it moves a per-head figure meaningfully.
How to run the comparison
Ask for both quotes on the same dates: the party in separate rooms at a camp you would otherwise have chosen, and the same party in a house or a buyout. Insist that fees, vehicles and guiding are on the same side of the line in both.
Then divide. It is a ten-minute exercise that almost nobody does, and for a party of eight it frequently changes the decision.
What the per-head result means

Read those as the figure after dividing a whole-unit price by your party. It is the only honest basis for comparing exclusive use with rooms.
The saving that is not on the quote
A house or a buyout usually includes a private vehicle and a dedicated guide, both of which would be supplements at a camp. On a party of eight that is two or three vehicle supplements that simply disappear.
It is the commonest reason the comparison comes out differently from how people expect, and it is invisible unless the two quotes are laid out on the same basis.
